Bigger, better, Brighter feature – Beerwah establishes itself as key Sunshine Coast industrial hub

By Colliers Sunshine Coast

With its access to the Bruce Highway and proximity to major future growth corridors in both the Sunshine Coast and Moreton Bay council areas, Beerwah’s industrial precinct has quickly become a hotspot for major industrial operators looking to service the future population growth in the area.

Once known for its pineapple fields, the area is now being reshaped by new warehouses, showrooms and industrial facilities.

Since 2018, Beerwah’s industrial building footprint has grown by more than 120 per cent, from approximately 11,700m² to more than 25,000m² as of mid-2026.

Buyers included a broad mix of developers and owner-occupiers, alongside several larger purchasers including Queensland Fire and Rescue, Reece Plumbing, National Storage and Elders, signalling the once sleepy hinterland town is ripe for the picking.

Colliers industrial expert Nigel Irving said;

“Once the land sold, development moved quickly. We have seen new sheds and industrial unit projects pop up across the precinct and they have been well supported by local owner-occupiers looking to secure their own base.

One recent Beerwah project we marketed has already sold 18 of its 20 completed units, which shows there is genuine confidence in the area. With more off-the-plan space expected to come online ahead of 2027, there is still plenty happening in Beerwah.”

That confidence is also showing up in the prices being paid for Beerwah industrial space. Newer units have generally traded in the mid to high $3,000’s per square metre, whilst modern sheds are attracting rents of around $165 per square metre each year.

For a town once better known for pineapples and paddocks, the pace of new construction and business activity shows just how quickly Beerwah’s industrial scene is changing.
